Does Multiple Representation Help?

I am familiar with a piece of property that has been on the market for several months. Apparently they are going for volume representation.

I know the first two agents who listed this property. Their names are no longer on the property. However, there are 4 other signs currently on the property - all for different firms.

From driving by, it's hard to tell who really has the active listing on the property - or if anyone does. Maybe they're all expired and just leaving their signs in place to try to generate a phone call.

Is this a new approach to co-op selling?

Steve, sounds confusing to the buyer!  I don't know how the seller would expect a buyer to know who to call!

Maybe some are just tardy with sign pick-up.  That's a violation of city sign code, MLS rules and state regs here.

Steve, Looks as if the other firms are either looking for some free Ad space or are lazy. That would be a MLS violation here...

As what Lynda said...that might be an "Open Listing".

I believe that the USDA homes deals with Open Listings...

I'll check back to see if you found out more information on this property.

Hi Steve - I've never seen multiple sings in a yard before.  I must say, however, that I have listed properties and found a competitor's sign in the garage or basement.  I think most responsible brokerages get their signs out of the yard on the day (or day after) a listing expires.  It makes no sense to leave a sign in the yard after the listing expires.

It would seem that the sign that's really missing is 'Seller Wants to Much Money for this House. In our area, Open Listings are not supposed to be posted on the MLS, which certainly would cut down the marketing exposure.

Strange situation - it sounds like an open listing...  When we take a new listing, we often assist the old listing agent in taking down and storing their signs for pick up.
