We're talking about a yard sign - a typical for sale sign. It has only two purposes although many signs try to serve many more purposes than this.
#1 purpose - identify the property as for sale, for rent, or for lease.
#2 purpose - provide contact information such as agency name, agent, and phone number. Websites and email are fine but hard to get all that print on a sign and have it readable from the street.
Remember that typically a person is going to be in a car driving by when they see the sign. They may have only a few seconds to glimpse the phone number and remember it. Maybe they can slow down enough to punch the numbers into their phone and call. Maybe they can park and call the number.
Size, price, pool, layout, age, and other details can be discussed on the phone.
People rarely go shopping for a home or call on one if they are serious about an area so they already likely know the general age, price range, size range and bedrooms/bathrooms in that neighborhood.
Keep the sign simple - like a billboard. Design it to be read from the road - from a moving car. Pictures aren't going to help. A lot of details aren't going to be read.
